Vivabella Designs is hiring an Architect/Project Manager to oversee construction and design projects from initiation to closure, ensuring they meet established schedules, quality standards, and budgets. The Project Manager serves as the central point of contact, coordinating teams, vendors, and clients to deliver successful outcomes.

Job Responsibilities
• Project Planning: Develop detailed project schedules, work plans, and resource allocations (manpower, equipment, materials).
• Execution & Monitoring: Manage ongoing projects to ensure deadlines are met; track progress against the baseline schedule.
• Cost Control: Prepare budgets, negotiate contracts with vendors, and track costs to prevent overruns.
• Stakeholder Management: Provide consistent updates to the Creative Director and clients; manage expectations regarding deliverables.
• Compliance & Safety: Ensure all necessary permits are obtained and that the site adheres to Health, Safety, and Environment (HSE) standards.
• Quality Control: Supervise site workers and artisans; evaluate project performance and rectify issues immediately.
• Documentation: Maintain comprehensive project documentation, including contracts, change orders, and handover reports.
Job Requirements and Competencies
• Education: Bachelor’s degree in Architecture, Construction Management, or Engineering. PMP certification is a strong advantage.
• Experience: 3–8 years of post-degree experience in managing construction or interior fit-out projects.
• Tools: Proficiency in Project Management software (e.g., MS Project, Primavera) and Microsoft Office.
• Technical: Blueprint reading, contract negotiation, cost estimation, and HSE standards.
• Behavioral: Result-focused, strong leadership, time management, and ability to multitask under pressure.
Key Performance Indicators (KPIs)
• Timeliness – Schedule Variance: 90% of project milestones completed on or before the scheduled date.
• Budget Management – Budget Accuracy: Final project cost to be within +/- 10% of the initial budget.
• Quality Control- Rework Rate: Less than 5% of work requiring re-execution due to errors or non-compliance.
• Scope Management – Change Order Mgmt: 100% of scope changes documented and approved in writing before execution.
• Vendor Management – Vendor Retention: Retain 90% of high-performing vendors/contractors for future projects.
